Questions to ask before signing

Give each manager the same property address, amenities, owner-use dates and guest service expectations. Ask each provider to answer in writing.

  • Fees. Ask for the luxury program’s rate and revenue base. Confirm whether concierge bookings, add-ons, cleaning or direct reservations affect the fee.
  • Extras. Ask what you pay for design, photography, premium turnovers and concierge requests. Confirm who pays for damage and how claims are handled.
  • Contract terms. Ask about exclusivity, guest screening, minimum service standards, renewal and exit fees. Confirm who retains listings, photos and future reservations.

Compare quotes for the same level of guest service. Separate launch costs, recurring fees and optional guest services.

Local information for Phoenix

Check the Phoenix permit and guesthouse rules

Phoenix lists a $250 fee for both initial and renewal permits. For properties with an accessory dwelling unit that received a certificate of occupancy on or after September 14, 2024, the City says applicants must provide a notarized owner-residency attestation and proof of address under its April 2026 notice.

Use the City’s registry instructions to apply in SHAPE PHX. Check the certificate date and ask the City how the owner-residency rule applies before advertising a guesthouse.
