Questions to ask before signing

Give each manager the same property address, amenities, owner-use dates and guest service expectations. Ask each provider to answer in writing.

  • Fees. Ask for the luxury program’s rate and revenue base. Confirm whether concierge bookings, add-ons, cleaning or direct reservations affect the fee.
  • Extras. Ask what you pay for design, photography, premium turnovers and concierge requests. Confirm who pays for damage and how claims are handled.
  • Contract terms. Ask about exclusivity, guest screening, minimum service standards, renewal and exit fees. Confirm who retains listings, photos and future reservations.

Compare quotes for the same level of guest service. Separate launch costs, recurring fees and optional guest services.

Local information for Sedona

What do I need to operate a short-term rental in Sedona?

For stays under 30 days, confirm the address is within Sedona city limits. Get an Arizona transaction privilege tax (TPT) license first, then a City permit for each eligible unit you plan to advertise. The City lists a $210 annual permit fee per unit. Check HOA rules, neighbor notice, the 24-hour emergency contact and liability insurance requirements before listing. Late renewals can incur fees.

For a new permit or a casita eligibility check, call Sedona’s short-term rental specialist at 928-203-5198. Existing permit holders can renew through GovOS. Confirm the current fee with the City.
